What Soft Washing Is

  • Low pressure — only slightly more than a garden hose, nothing like a pressure washer
  • The cleaning is done by the solution, not by force
  • The solution kills the mould and algae on contact rather than blasting the top layer off
  • Then it's rinsed down gently
  • The surface does the work of looking clean; the machine doesn't do the work of damaging it

Why It Matters on These Surfaces

  • High pressure on render blows the sand finish off and leaves patches you can't undo
  • On painted walls it strips paint and forces water behind it
  • On natural limestone it eats the face of the stone
  • On cladding it drives water into joins and behind sheets
  • Every one of those is a repair job, not a cleaning job

What It Fixes

  • The green and black film that builds over the whole exterior — it turns up everywhere, it is just worst on the shaded and south-facing sides
  • Cobwebs, dust and the black mould growth that creeps over render
  • Mould in the render texture that hosing will not touch
  • Algae growth on limestone

Being Straight About It

  • Soft washing cleans the surface. It doesn't repaint it — faded or chalky paint will still be faded once it's clean.
  • Render that's cracked or drummy stays cracked and drummy. Washing it doesn't hide that.
  • Rust runs, bore water and sprinkler marks are a different job to growth and grime — they sit in the surface rather than on it. I do treat them, and how far they come back depends on what caused it, how long it has been there and what it has soaked into. Worth asking about rather than assuming it won't shift.
  • I'll tell you which of those you're looking at before we book, not after.

What About My Plants?

The garden gets wetted down before I start and rinsed after. Beds close to the wall get watered thoroughly so nothing sits concentrated on the roots. It's a normal part of the job, not an extra.

I have never had a call back for damaged or dead plants.

Questions and Answers

Is it safe for painted render?

Yes — that's the entire reason it exists. Low pressure means the water isn't doing the cleaning, so there's nothing to strip the paint or blow the render finish off.

What about my plants?

Everything gets soaked before and rinsed after, and beds against the wall get watered through. I've never had a call back about a damaged plant. If you've got something you're particularly precious about, tell me and I'll cover it.

Does it kill the mould or just wash it off?

It kills it. The solution oxidises the growth on contact, including what's growing down in the surface — that's the difference between soft washing and hosing a wall down. What it doesn't do is keep working afterwards; nothing is left behind, so the surface is clean but not protected. Sealing is what slows the return.

How often should a house be washed?

Most Perth homes look tired again after a couple of years, faster on the shaded and southern sides. Houses near the coast or under trees go quicker.

Can you do the eaves and gutters too?

A house wash is the whole exterior, not a pick-and-choose of sections. If I can see it and reach it, it gets washed — walls, eaves, soffits and the outside faces of the gutters included. Clearing out the inside of the gutters is a different job and not something I do.
